How it works

Five steps, and what each one can and cannot tell you.

You tell us who to search
Names as the application gives them, plus address history as available. About five minutes. No SSN, no uploads.

We search the court records
All coverage dates unavailable coverage dates unavailable Justice Courts, eviction cases filed coverage dates unavailable. We match on names and addresses, and we say so when we cannot match confidently.

A person reads the result
Every report is reviewed before it is sent. That is what separates an open filing from a judgment, and a renter win from a loss.

You get the report by email
Within 3 business days — usually in one day. It states what was searched, what was found, and what it cannot tell you.

We watch for 12 months
If a new eviction case naming this applicant is filed in those courts within 12 months, we email you. Included in the price.

What we never do

  • Score, rate, or rank an applicant. We report the record; you make the housing decision.
  • Recommend approving or denying anyone.
  • Show details of a record we cannot tie to your applicant.
